The stands, which we have an option to buy, are 2000sqm in size with 85% coverage and are fully serviced, and currently priced at R500.00 per square meter, yet this figure is negotiable. What we propose is to build 1200sqm of factory/warehousing space, to be divided into 6 mini units. The research we have undertaken has shown there is a need for additional industrial space within the area, which is supported by the town planner as well as various developers, real estate agents and land brokers. In support of this claim we attempted to source currently available mini factory space posing as prospective tenants, and in three weeks of searching via 8 real estate brokers not one property was made available for us to see. The total proposed development cost is approximately R9 500 000.00 per stand, with a proposed rental value of R85 per square meter, or R17 000.00 per 200sqm mini unit. Our initial feasibility study illustrates a prospective annual yield of between 11 and 13%.
